			<content:encoded><![CDATA[<p>Designated Agency is not a new idea to real estate but it is definitely taking on a more serious role with our local board.</p>
<p>A Designated Agent is a specific agent within a brokerage that has been designated to work exclusively with a particular client. This legally separates that agent from all other agents within the brokerage as someone who will work solely for that client. In my mind this is a positive change from the past.</p>
<p>Recently all of our contracts were re-drawn to outline where Agents are and where they are not designated agents.</p>
<p>The biggest change we will see as a result of this is when there is only one Agent working for both the buyer and seller at the same time. It is kind of hard to be a Designated Agent for both sides of the transaction.</p>
<p>My practice along with a number of others in the city have been operating like this for years and it is nice to finally have the processes in place to support them.</p>

			<content:encoded><![CDATA[<p>Recently I helped my friend sell a condo and move up island. Selling the condo in a tight market is no easy task, we took the assessment of the property value seriously which made sure we had a strong footing when an offer came in.</p>
<p>Right now we are seeing extremely low offers which are not based on available data, people seem to through stink bids around and see if someone is dumb enough to accept. In this recent condo sale we received one of these bids and took the solid market data we used to assess the property and gave it to the buyer, who eventually came up $19,000 to our asking price (98.9% of asking).</p>
<p>This is why I am so fussy about property values; it gives us strength to defend our position during negotiations. I feel that if we&#8217;ve done our homework and use that info correctly, we can negotiate with confidence and achieve the result we set out to get.</p>

			<content:encoded><![CDATA[<p>When working for a Buyer I like to show them properties I have already seen, I find this to be much more successful for everyone. Finding good properties is a big part of what I do and sometimes that can be a challenge. When viewing property we almost always find that the information available on the internet is not the same as seeing the property first hand. When I preview a property it gives me a chance to see what that property truly has to offer my Buyer. Example: In condos, the common areas (hallways, parkade, gardens, etc) can be a big part of why a buyer chooses to buy one property over another, so I look closely at them through the eyes of my Buyers. This can drastically narrow down the number of unsuitable properties I show my Buyer and saves time which can make the whole transaction much easier to deal with.</p>

<p>The whole thing looks great to me and the YES group has been wonderful to be a part of&#8230; I am thinking this could be a great event for any business owner who is looking to grow their business. It is just a good excuse for us all to get out there and talk about our business&#8217; and get some postive coaching.</p>

<p>Evening to Inspire is a gala event aimed at motivating you to pursue your dreams. It is a reminder that even when the odds are stacked against you and obstacles seem unsurmountable, there is always opportunity for a positive outcome.</p>
<p>This year’s Evening to Inspire is a tribute to 2010’s event keynote speaker, Megan McNeil, who passed away January 28th, 2011 from a long battle with cancer. On October 7th, emcee’s Sophie Liu and Steve Darling will guide us through the night at the Empress Hotel as we focus on raising finances for the <a href="http://www.bcchf.ca/">BC Children&#8217;s Hospital Foundation.</a></p>
<p>The ticket price is:<br />
$120 for YES members (with $50 charitable receipt)<br />
$175 after August 31st (with $75 charitable receipt)<br />
$75 for all our precious volunteers who offered many hours of their time to make this event successful</p>
<p>The ticket will provide our guests with excellent keynote speakers, Champagne reception, 3-course dinner, Entry into a multi-prize raffle giveaway and silent auction, performances by Diane Pancel as well as a variety of other entertainment.</p>
<p>All proceeds will go to the B.C. Children’s Hospital.</p>

			<content:encoded><![CDATA[<p>When I explain what makes me a First Time Buyer Specialist I talk about how familiar I am with the benefits and challenges for working with First Time Buyers. Dealing with family concerns, understanding the timeline of the transaction, and handling the documents we use can be tough challenges for First Time Buyers. To help other family members feel positive I spend a good amount of time talking to them about where we are looking and what we are doing. This communication is important for evryone and can maintain a positive atmosphere, taking the time to explain the documents and timeline is important. Many First Time Buyers are not sure what is involved in home ownership, so spending time discussing insurance requirements, and routine maintenance schedules is valuable. One great benefit of being a First Time Buyer is an exemption from the Property Transfer Tax, this is possibly $6,500 out of your down payment. On my end of things, my benefit of working with First Time Buyers is the level of excitement that comes with the job; it has always been a positive experience for me</p>

			<content:encoded><![CDATA[<p>When we talk about a Counter Offer, what we are referring to is an Offer that has not been accepted. In most real estate transactions the Seller advertizes their property for sale and hopes for a Buyer to present an Offer to purchase it. Different market conditions can affect the nature of the Offer dramatically, but for this question let’s say this is the only potential Buyer and their Offer was not acceptable because the offered purchase price was too low. When a Seller is faced with an Offer like this they can write a Counter Offer. To do this, they make all of the changes they feel are appropriate and hand that changed offer back to the Buyers. This process can go on at great length with no success if the two sides do not see the same value in the property. In short, a Counter Offer is a changed Offer that has been returned in hopes that it will be accepted by the other side.</p>
