10) Arrange for professionally produced digital floor plans of the home to be made accessible to the public via the internet
11) Create a stand alone website dedicated to the sale of your property
12) Enter property on the Victoria Real Estate Board’s MLS system
13) Enter property on www.REALTOR.CA®
14) Colour Feature Sheets will be left at the property
15) Colour Feature Sheets will be made accessible to the public via the internet
16) Schedule property for MLS tour
17) Hold Open Houses as permitted by you
18) Hold Office Tour Open House whenever possible

1) Undivided loyalty throughout the entire purchasing process
2) Set up a personal client website which will allow you to view listings online within your specified criteria, and send you updates of new listings, price changes, and sales
3) Provide information about the steps of the sale and costs associated with the purchase
4) Obtain additional information on properties from Listing Agents or relevant authorities
5) Preview all properties prior to you viewing them, unless instructed otherwise by you
6) Arrange in person showings of properties
7) Advise on market conditions and trending market forces
8) Advise on independent investigation of the property (Inspections, Contractors, Municipal records, etc.) where appropriate
9) Write Offers and present to Listing Agents and/or Sellers whenever appropriate
10) Advise on negotiation strategies and provide all available data on any property of interest.
11) Assist in facilitating inspections and investigations.
12) Advise on the Conditions of the Contract and facilitate Subject Removal or collapse of the sale.
13) Ensure all necessary paperwork is filled out, delivered to conveyance personnel, legal professionals and other necessary professionals to facilitate the Sale.
14) Facilitate the transfer of keys and possession of the property.
